10 Langkah Mudah Untuk Kurangkan Bil Elektrik

Melakukan beberapa perubahan yang mudah mampu untuk mengurangkan penggunaan elektrik di rumah, sekaligus bantu anda menjimatkan wang!

Jika anda belum peka, kadar tarif elektrik bakal meningkat tidak lama lagi. Setakat ini, rakyat Malaysia menikmati rebat 2 sen setiap kilowatt-sejam (kWh). Namun, kadar rebat ini mungkin akan dikurangkan atau dihapuskan oleh kerana kenaikan harga minyak dan bahan bakar, serta nilai Ringgit yang lemah.

Kerajaan telah akan mengekalkan kadar rebat tersebut dari Januari 2021 hingga Jun 2021. Tempoh masa yang ditetapkan meningkatkan pertanyaan sama ada rebat tersebut bakal diteruskan selepas tarikh 30 Jun. Jika rebat tidak diteruskan, kadar tariff elektrik yang dikenakan akan meningkat di kawasan Semenanjung Malaysia.

Untuk pengetahuan anda, kadar tarif elektrif semasa ialah 39.45 sen setiap kilowatt-sejam di seluruh Malaysia. Kadar ini akan mengambil kira kos bahan api seperti gas domestik, arang batu dan gas cecair asli.

Arang batu dan gas cecair asli merupakan bahan api utama yang menjana elektrik di Semenanjung Malaysia, dengan 50.8% dan 45.2% setiap satu, manakala kawasan lain menjana elektrik menggunakan tenaga hidro.

Tidak boleh dinafikan bahawa  kos elektrik akan mempengaruhi perbelanjaan isi rumah. Namun, kebarangkalian untuk kadar tarif meningkat tetap wujud oleh sebab kadar inflasi dan juga peningkatan kos bahan api.

Ini langkah yang boleh diambil untuk kurangkan kos bil elektrik.

1. Gunakan panel suria

Penggunaan panel suria boleh membantu untuk mengurangkan kos bil elektrik. Namun, kos pemasangan yang tinggi boleh membantutkan hasrat untuk menggunakannya. Jika anda mampu, bukan sahaja penggunaan elektrik boleh dijimatkan sehingga 75%, kerana Malaysia mempunyai sinaran cahaya matahari yang begitu efektif dan anda juga akan membantu alam sekitar.

2. Elak cahaya matahari memasuki rumah

Antara kekurangan menetap di Malaysia ialah cuaca yang panas terik. Oleh itu, ramai rakyat Malaysia menggunakan penghawa dingin. Oleh kerana sesetengah individu beranggapan tidak menggunakan penghawa dingin tidak masuk akal, disini kami berikan cadangan untuk kurangkan kos.

Pertama, pastikan anda mengunakan tirai dan langsir di kawasan rumah yang dilimpahi cahaya matahari. Selain itu, anda juga boleh pilih untuk memasang pelekat ‘tinted’ di tingkap untuk menapis cahaya matahari. Ini akan membantu untuk menyejukkan rumah anda lebih cepat, dan juga mengurangkan penggunaan elektrik oleh penghawa dingin.

3. Tutup suis alat elektronik dengan penggunaan elektrik tinggi

Sesetengah alatan elektronik menggunakan elektrik lebih tinggi berbanding alatan lain. Antaranya:

  • Sistem permainan video (Xbox 360, PS5)
  • Cerek elektrik
  • Desktop komputer yang sentiasa terpasang
  • Set televisyen, terutamanya TV Plasma


Untuk mengurangkan penggunaan elektrik, pastikan anda menutup suis peralatan elektrik tersebut. Dalam kes komputer, walaupun anda menggunakan mod ‘sleep’, peralatan elektronik tersebut masih menggunakan elektrik. Hal ini juga sama untuk pengecas laptop, telefon pintar, dan lain-lain. Apabila kita masih memasang pengecas tersebut, tenaga elektrik masih lagi digunakan. Ini akan mencetuskan pembaziran.

Anda disarankan untuk menutup terus suis utama, kerana alatan ini masih menggunakan tenaga elektrik walaupun peralatan tersebut tidak dipasang. Langkah ini akan membantu untuk anda menjimatkan sekurang-kurangnya 10% dari penggunaan elektrik.

4. Tukar susun atur

Peralatan elektronik yang diletak berdekatan satu sama lain boleh menyebabkan penggunaan elektrik yang lebih tinggi dari biasa. Contohnya, meletakkan mesin basuh berdekatan dengan peti sejuk, atau alatan elektronik utama yang lain. Selain itu, pastikan peti sejuk anda diletakkan di kawasan yang tidak terdedah dengan matahari, ataupun kawasan yang panas dan terdedah pada sumber haba. Ini kerana ia akan menyebabkan ia perlu lebih tenaga elektrik untuk kekal sejuk. Pastikan terdapat ruang aliran udara di bahagian belakang peti sejuk unruk membebaskan haba. Ingat, susun atur peralatan elektrik akan menyumbang kepada penggunaan tenaga elektrik yang lebih efektif.

5. Periksa jumlah penggunaan elektrik

Sebelum membeli peralatan elektronik, periksa berapa jumlah penggunaan elektrik alatan tersebut. Anda boleh gunakan aplikasi kalkulator TNB ini yang akan memberi anggaran penggunaan elektrik untuk bagi alatan yang anda akan beli, serta kesannya keatas bil elektrik.

6. Tips penggunaan penghawa dingin

Jika anda menggunakan penghawa dingin di rumah, ini merupakan beberapa petua yang boleh anda gunakan. Di waktu malam, pastikan anda tetapkan pemasa (timer) untuk hadkan masa penghawa dingin beroperasi walaupun anda sudah tidur. Selain itu, pilih penghawa dingin yang memiliki penggunaan tenaga elektrik yang efektif dan berfungsi dengan baik. Semasa pemasangan pula, pilih lokasi yang tidak terdedah pada cahaya matahari serta saiz dan kuasanya sesuai dengan saiz ruang.

7. Sesi seterika pakaian

Pastikan anda menyeterika pakaian dalam jumlah yang besar untuk setiap sesi. Ini akan menjimatkan tenaga elektrik, kerana seterika juga merupakan antara peralatan elektronik yang menggunakan elektrik dengan banyak. Anda juga akan menjimatkan masa, kerana tidak perlu melakukannya setiap kali anda ingin menggunakan pakaian.

8. Periksa penggunaan tenaga elektrik

Kira penggunaan tenaga elektrik harian dan bulanan tempat tinggal anda untuk mengetahui berapa yang anda belanjakan untuk elektrik. Dengan ini, anda boleh periksa dan ubah tindakan yang menggunakan elektrik yang banyak, seperti membiarkan TV terpasang walaupun anda telah tidur. Gunakan aplikasi kalkulator penggunaan tenaga TNB yang akan memberikan anggaran penggunaan elektrik di rumah anda.

9. Guna mentol yang betul

Tukar mentol di rumah kepada mentol LED. Walaupun harganya lebih mahal, ia akan menjimatkan kos anda di masa hadapan. Ini kerana mentol LED tahan lebih lama, dan lebih menjimatkan elektrik. Jika anda tidak mampu menggantikan semua mentol, tukar satu demi satu dahulu.

10. Faktor kuasa (Power factor)

Tingkatkan faktor kuasa elektrik di rumah anda. Sebagai info, faktor kuasa merupakan indeks yang diguna untuk menentukan kadar keberkesanan penggunaan elektrik oleh alatan elektronik. Secara amnya, ia mengukur berapa tenaga elektrik yang diperlukan oleh alatan elektronik di rumah anda. Faktor kuasa yang rendah menunjukkan alatan elektronik di rumah anda tidak cekap.

Hak untuk mendapatkan maklumat dari peniaga online

Biasanya, iklan-iklan produk di Facebook dan Instagram digunakan oleh peniaga-peniaga online ini untuk menarik minat pengguna bagi membeli produk mereka. Tahukah anda, iklan-iklan ini perlu mematuhi 8 keperluan yang disenaraikan dibawah Akta Perlindungan Pengguna 1999 (walaupun peniaga-peniaga ini tidak mempunya I laman web dan hanya berniaga melalui platform media sosial)

Selaku pengguna, anda sepatutnya tahu yang ianya menjadi satu kesalahan jika mana-mana individu atau peniaga tidak memaparkan harga barang. Jika kepenuhan ini tidak dipenuhi, peniaga boleh dedenda sehingga RM50,000 ataupun penjara 3 tahun, atau kedua-duanya sekali.

Akta ini telah dipinda sejak 1 Julai 2013. Tetapi, penguatkuasaannya masih longgar untuk memberi tempoh kepada peniaga bagi membiasakan diri dengan perubahan tersebut. Setelah 4 tahun berlalu, sudah tiba masanya untuk melaksanakan penguatkuasaan undang-undang ini secara menyeluruh bagi membendung peniaga online yang tidak beretika.

7 tip keselamatan berbelanja atas talian

1. Ketahui apa yang anda beli

Apabila anda membeli barang di laman web, seperti Lazada, Shopee, 11Street, dan Mudah, baca maklumat barangan yang disediakan oleh penjual. Perkataan seperti ‘refurbished’ atau ‘vintage’ menunjukkan barangan mungkin bukan berkualiti tinggi dan ia bukan barangan baru.

Walaupun media sosial kian meningkat sebagai tempat membeli belah dan menjadi pilihan ramai, anda harus berhati-hati supaya tidak menjadi mangsa. Elak daripada membeli belah melalui media sosial seperti Facebook atau Instagram, dan gunakan alternatif pembelian yang lebih selamat. Hal ini juga sama untuk aplikasi sosial seperti Whatsapp dan Wechat.

5. Periksa harga pasaran

Ini antara perkara paling penting yang perlu anda lakukan sebelum membeli barang. Harga pasaran boleh dijadikan sebagai penanda aras untuk mengelakkan anda ditipu. Jika barang yang dijual terlalu murah, ada kemungkinan ia barangan tiruan. Untuk kepastian, hubungi peniaga supaya anda lebih maklum sebelum membuat keputusan.

6. Ketahui maklumat peniaga

Peniaga online sebenarnya perlu mendaftar dengan Suruhanjaya Syarikat Malaysia (SSM). Sebelum anda membuat pembelian, pastikan anda berurusan dengan peniaga yang sah. Pendaftaran ini sebenarnya perlu untuk melindungi hak pengguna juga. Mereka yang tidak mendaftar telah melanggar undang-undang dibawah Akta Pendaftaran Perniagaan 1956 (dipinda 2001)

7. Pilih pembayaran secara Cash On Delivery (COD)

Pembayaran secara Cash On Delivery (COD) bermakna anda membuat bayaran apabila barang telah sampai di tangan anda. Ini kerana kebanyakan kes penipuan berlaku sewaktu proses pembayaran, terutamanya bagi bayaran ke akaun peribadi peniaga. Pilih bayaran COD kerana ia boleh melindungi anda dari ditipu pembeli, terutama peniaga berskala kecil melalui media sosial.

Namun, bayaran COD juga ada risikonya. Pastikan anda pilih lokasi yang terbuka, seperti di pusat membeli belah, dan elakkan tempat yang sunyi, ataupun di rumah jika anda berseorangan. Jangan berikan wang sebelum anda dapat dan periksa keadaan barang.

CompareHero.my spoke to Dr Zaemah Zainuddin, an associate professor from Universiti Utara Malaysia and a Malaysian Financial Planning Council certified trainer, to get a better understanding of the advantages and disadvantages of investing in REITs. 

Real Estate Investment Trust (REIT) is an investment vehicle that pools a group of investors’ money together in a collective investment scheme and invests it in a portfolio of real estate assets such as shopping malls, offices, hotels or serviced apartments.

“REITs will pull money from investors, and this money will be used to invest in many different properties. The investors will usually earn their dividends in the form of rental income from these properties,” Zaemah said.

“We usually describe REITs as a hybrid because it acts like a stock where you can buy it through your CDS account, as it’s listed on Bursa. But it also acts like a unit trust – a combination of a stock or a mutual fund,” she added.

Before REITs were first introduced in Malaysia in 1989, investors who were interested in investing in property and real estate could either purchase property stocks or actual physical (landed) property. Since then, REITs have allowed small-time investors to acquire and own a small portion of an otherwise expensive piece of real estate.

Imagine this: you are the proud owner of Suria KLCC (at least a small portion), and you only had to pay a fraction of the real estate price to get a slice of it!

“REIT has allowed small scale investors to invest in real estate, bridging the gap between the wealthy and small scale investors,” Zaemah said. “From when it first started in Malaysia in 1989 until now, we have 18 REITs where 14 are conventional and four are Islamic. There’s a need to improve the awareness around REIT, as a lot of investors in Malaysia still don’t really know how REITs work.”

Though the Malaysian REIT market is still relatively small and untapped compared to other regional markets such as Singapore and Australia, there’s still a lot of potential for it to grow.

What are the pros or advantages of investing in REIT?

The beauty of REIT is that almost anyone can start investing in it as it requires a small capital to start off. 

1. You can start investing with small capital 

If you’ve never invested before but need an affordable yet safe investment to start in then look no further than REITs. Like we’ve said before, compared to traditional real estate, they only cost a fraction of the cost of direct investment in real estate. Many REIT prices are also generally on the affordable end.

You could buy REIT for as little as RM200. Let’s say you buy 100 units of UOA REIT stock at RM1.12 per unit, then you will need to have at least RM112 to start investing. In Bursa Malaysia, the minimum number of shares or stocks you can buy or sell per transaction is one lot or 100 units. RM 1.12*100 = RM112

“You only need a small amount of money to start investing in REIT, and it is liquidated. You can own part of KLCC, for example, without purchasing it directly which makes it quite a low risk,” Zaemah said.

However, it’s probably best to still dedicate a larger capital to this asset class as there might be other fees and payments involved such as brokerage fees to a stockbroker who will manage your transaction. A broker fee acts as a service fee for the stockbroker who undertakes the transaction on your behalf. Zaemah said other typical fees associated with REITs include management fees and property manager fees.

2. Highly liquidate – it can easily be converted to cash

Some of the biggest issues of traditional real estate investment is not being able to find a tenant or not being able to source a buyer if you are looking to sell. Quite frankly, converting your asset into cash is one of the most common problems of investing in traditional real estate.

Unlike their traditional counterparts, REITs are listed on Bursa Malaysia, making them highly liquidated assets, meaning you can sell off your units in less than a day and convert them to cash with little to no impact on their value.

All you have to do is click ‘sell’ on the online trading platform and the money will be credited straight into your account based on your transaction – simple as that.

It’s more convenient than traditional real estate that involves a lot of back and forth and a long process of buying and selling that ranges between six months to two years due to the many parties involved such as the buyer, real estate agent, property, lawyer, bank, the Inland Revenue Board and the land office.

Many people will prefer to pay more for convenience. With REIT, you get to skip the hassle but still enjoy the profits and benefits of being a property owner.

3. Compared to traditional property investment, REIT investment is less complicated 

If you are not keen on being tied down to one property investment on a long-term basis, REIT might be for you by virtue of the business.

REIT doesn’t tie you down to just one property and gives you the luxury of getting exposed to a more diversified portfolio of real estate. The REIT capital allows investors to invest in assets that they normally could not afford, giving investors exposure to large-scale commercial, retail and luxury real estate such as hotels and malls at an affordable price.

REITs are also a good beginner investment vehicle because it typically yields high dividend returns, and carries generally lower risks.

4. Tax advantage and stable income stream with high dividend payouts 

In order to promote REITs in the capital market, REITs that distribute at least 90% of their total yearly income to unitholders will not be levied the 25% income tax under Section 61A of the Income Tax Act 1967 for that year of assessment. This benefit allows the REIT to distribute its income on a gross basis.

The average dividend yield of the 18 Malaysian-listed REITs stood between 5% to 7% with sources saying distributions are given out every three months or twice a year. This rate of return is far higher than most rental properties where the rental return is only between 3% to 5%.

Unlike other asset classes, the returns from REITs are said to be less volatile than other markets because they use property rentals as their main source of dividend yields.

Additionally, Malaysian REITs are exempted from tax on the purchase or moving of properties. A Malaysian REIT does not have to pay stamp duties when it acquires properties; similarly, it is also exempted from paying the real properties gains tax (RPGT) when disposing of properties.

There are four Shariah-compliant REITs, these investments derive their income from business activities that are Shariah-compliant, and excludes business activities that are considered unethical such as dealings with alcohol, tobacco, gambling and non-halal food products.

The four Islamic or Shariah-compliant REITs (i-REITs):

  1. Al-’Aqar Healthcare Reit (ALAQAR) – hospitals and hotels
  2. Al-Salam REIT (ALSREIT) – offices and factories
  3. AXIS REIT (AXREIT) – warehouses, offices and factories
  4. KLCC Property Holding (KLCC) – offices and shops

Though investors could be spoilt for choice in the Malaysian REIT market, when picking REIT stocks, Zaemah said a good starting point is to look at the recent property and real estate trends and how these REITs have been performing over the past few months.

“For beginner investors, I think it’s important for them to think about their investment horizon as well: do they want to invest in the long run or just for a short period of time? REITs work better as a medium to long-term investments, they don’t act like stocks – where the trader buys and sells almost instantly. For REITs, you’ll only start noticing their growth after five to 10 years,” she said.

In terms of comparison, Zaemah said REITs are often compared to Fixed Deposits, and the former will typically perform better with returns hitting at least 4%; REITs also perform better than the benchmark Malaysia Composite Index, she said.

How To Safeguard Your Rights As A Consumer In Malaysia

What are your consumer rights in Malaysia?

It’s important to be aware of your rights as a consumer so you know what you are entitled to from getting refunds for faulty or dangerous goods to not being overcharged by unscrupulous traders.

If you are not satisfied with the price or even quality of goods and services you received, you can lodge a complaint with the Ministry of Domestic Trade, Co-operatives and Consumerism. As a consumer, you are protected under the Consumer Protection Act 1999.

This applies to online purchases too, as online trading (think Instagram, Facebook and online stores) are required to be registered with Suruhanjaya Syarikat Malaysia (SSM), and must adhere to rules of trading in Malaysia. Find out more about your rights are as a consumer below:

Malaysian consumer rights for claims and refunds

As a consumer, you have the right to receive fair judgement which includes compensation for your purchase of good or services received which had a misleading trade description, was of poor quality or if you received unsatisfactory services. You can submit a claim for compensation to the Tribunal For Consumer Claims Malaysia which is part of the Ministry of Domestic Trade and Consumer Affairs Malaysia. The procedure to submit a claim is as follows:

  1. File for a claim by filling up Form 1 which is available at all Tribunal branches or can also be downloaded from the E-Tribunal portal. Take note that a filing fee of RM5.00 is to be paid to file Form 1.
  2. You will need to serve the trader whom you are filing for claims from with Form 1 then both parties will need to attend a hearing of the claim on a date fixed by the Tribunal.
  3. When the claim is settled with the consent of both parties, the Tribunal will issue an agreed Award (all Tribunal orders are known as Awards). This can be in the form of money paid to the complainant to compensate for any loss or damage, or Awards for the goods to be re-supplied.

There is a monetary limit under the law that states that you can only make claims that do not exceed RM25,000. Compensation is not given by the Tribunal, but traders will be ordered by the Tribunal to give the compensation.

Aside from that, make sure you keep all types of documentation pertaining to your purchase or service received from the trader which you are seeking claims from as it will be required for evidence purposes. The usual evidence which will be required are receipts, invoices, advertising materials, flawed products and brochures or any other type of documents or materials which would help the case of the complainant.

Anti-profiteering and price-controlled items in Malaysia

If you feel an item you purchased or service received was ridiculously priced, submit a complaint immediately. As a consumer, you have the right to reasonable pricing of goods.

Anti-profiteering is an activity covered by the Price Control and Anti-Profiteering Act 2010. It is a law that protects consumers from excessive profiteering which means the act of charging consumers an unreasonable price with the intent of making as much profit as possible at a time or situation which gives the traders an advantage. For example, overcharging the price of chicken during festive seasons, such as Hari Raya or Chinese New Year; and overcharging for face masks during the Haze season.

Aside from that, under the Control of Supplies Act 1961, there are goods that are declared as controlled items. Be aware of items that are under the price-controlled item’s category so you don’t get conned into paying more than you have to. Items like chicken, eggs and sugar are always put under the list of controlled good during the festive season to protect consumers from traders who try to take advantage by increasing the prices of such items.

The ceiling prices which have been set are always released right before the festive season, so pay attention to the news to know what the ceiling price for the controlled goods are. Traders are not allowed to charge higher than the ceiling price set by the government.

Malaysian consumer rights for information

Did you know that all shops and traders are required to display the price of items or services they offer? There is a regulation pertaining to price tags which states that they must display price tags of all items they sell.

Aside from the right to having information such as pricing, you also have a right to have information about the items or services offered. On a final note, it is advisable for you to file a complaint regarding your unsatisfactory purchases or services received instead of blasting it through social media. A few likes and shares won’t help your case, and even with the off chance it goes viral, you still haven’t gotten your money bank.
